One of the biggest decision of your life is the buying or selling of a house.  It can be stressful and overwhelming because you want to make all of the correct decisions.  That is why having a great agent is so essential.  You should feel completely comfortable with your agent.  Throughout the buying and selling process you are going to have hundreds of questions that you want answered.  Rely on your agent.

Do not rush into choosing an agent.  When speaking with an agent, you should make them earn your business.

I live in Mars with my wife and two young boys and have grew up in Butler County my entire life.  I am here for all your needs.  

New Construction - Most new construction developers have an allotment of money for real estate agents who bring clients.  This allotment does not cost the buyer anything.  This allows you as the buyer to have an agent represent you throughout the process without costing you as the buyer a dime.  I personally built my home.  Throughout the process, I fell in love with the real estate interactions.  I loved negotiating and strategizing throughout the entire build.  Since then, I have worked with buyers building with Infinity Homes in Mars, Brooks and Blair homes on the riverfront in Oakmont, Infinity Homes in Wexford, Ryan Homes in Mars, Maronda Homes in Cranberry and Foxlane Homes in Zelionople.  There are so many decisions, negotiations, interactions, meetings, etc that go into building a home.  I would be more than happy to help you with your journey.  There is nothing like having an agent who has been through that process several times.

Buying - Lets buy a house.  The first thing that we need to do is get preapproved to see what you can afford.  Once you are preapproved, we can start the search.  It is always essential to see an estimated monthly cost sheet that shows you what your estimated montly bills would be.  From there, we can view homes.  There is nothing more important than communication throughout this process.  We will compare and contrast the currect homes on our list and talk through our offer.  We will come up with a winning strategy!  

*Most buyers do not realize that to view a house, you must sign a "Buyers Agent Agreement".  They get locked in with the first agent that shows them a house.  Know what you are signing. 

Listing:  Let me present a listing presentation to you that will allow me to showcase how I am going to market your house.  With 2026 upon us, there is so much opportunity to sell your house.  Our goal is to get the most out of our sale.  We want to price it appropriately but aggressively. 

*Commission rules have changed as to who pays for the Buyers Agent Commission.  Know the rules as to how that process has changed in the last year or two. 

Properties to Flip - I've worked exclusively with a flipper in the Butler and New Castle area.  We have viewed over 50 properties in the past year all throughout Butler County.

  *Comparing sell prices of recent houses in the area.

  *Highlighting upgrades and downgrades of potential houses you may consider buying.

  *Showing you other houses in the same price ranges but in different areas.

  *Giving you 1 on 1 attention to meet all your needs.

  *Help with the staging process.

  *Help with the house write up focusing on the highlights of the house to help promote how your house stands out.

  *Walk you through all paperwork that is required for the sale.

  *Help negotiate the best possible deal for you as the seller.

  *Examine multiple buyers to see who is the best deal.  (Their credit, offer, amount down, loan type, etc)
